We are looking to hire a real estate agent in the Bay Area.

I am looking to send a blurb below along with a short description of the property and timeline to see how the top agents in the area respond and then work with one of them.

"We are seeking a highly skilled agent who can provide the right expertise, marketing strategy, and dedication to achieve the best possible outcome for this sale. To that end, we invite you to submit a proposal detailing:
•Your commission structure, any flexible options available,
•Detailed estimate of all selling expenses including buyer agent commission, staging, prep, etc.
•Your detailed marketing plan for listing, promoting, and selling the property
•Your recent experience with similar properties in the San Jose area. How many sales (not buyer representation, only sale representation) in the last 12 months? What was the price range? What was the average sale price? What are the average days on the market for these properties? What was the average of the list/sold price for the properties in San Jose that you sold?
•Your strategy to maximize the sale price and reduce time on the market
•Your comparative market analysis and estimated value of the property".

Is there anything important that we missed out?

How to best handle the following situations?
- When the agent is also representing the buyer? I am wondering if we can ask the buyers to put their proposal, along with their agent's expected commission from the sellers, so that we can have a good understanding of the net.
- Should we ask the agent to share the offer details as they get it or wait until they have all the offers?
- Is there a chance that the offer is sent to the agent, but they did not get it because it went to their junk folder, or do most of them use the system so that no offer is lost?

Any other advice that you might have for us as it is going to be one big transaction for us.
