I am considering purchasing a piece of land that is about 3.5 acres in a rural/suburban adjacent area. The property is a rectangle approximately 300 feet by 500 feet. There is an easement for a natural gas line that allows only for the gas line to supply a neighboring property. The gas line crosses roughly parallel to the end of the property about 100 ft in from the property line. So about 80% of the land lies on one side of the line and 20% lies on the other side. Given the topography and distance from the road, I do not foresee the easement ever inhibiting my intended use. However, if I later sell this property, will this easement present an issue with potential buyers? Should this impact the sales price compared to similar properties. Thanks for any input.
