Hello all. I have found a property that checks nearly all the boxes I’ve been looking for in a place. However, there is a wastewater plant with two large sewage lagoons about 600 m NW of the property. I have visited the property three times and not smelled anything, but I have not had a chance to visit very early in the morning as I have heard that the chance of a smell is highest due to humidity. The nearest neighbor says never a smell. A neighbor a few lots closer to the plant says he only smells it at most a couple times a year.
I’ve pulled county records on SSOs (sanitary sewer overflows) and there are 98 for this plant. Now, not all 98 are from the plant itself overflowing; most are damaged pipes throughout the county due to contractors boring through pipes, etc. However there have been multiple significant overflows from the plant itself over the years where thousands of gallons of the wastewater has flowed southeast of the plant and into a creek.
The property in question is to the SW of this plant. It sits at a lower elevation of the plant, but it looks like due to the topography most if not all spills will flow away from the plant SE and the property I am looking at (I think) will not directly be affected. The county has approved funding this year to make improvements to this facility.
This property is going for a bit lower than others in the neighborhood that are farther away from the plant. I don’t have data on the properties closer and directly touching the WWTP.
If there is no smell 99% of the time, this property has its appeal—home is maintained well, good acreage, stable neighborhood, etc. I would be purchasing this house for my enjoyment, but I am concerned on the potential impact of its proximity to this facility.
I’m curious to hear everyone’s thoughts on this. There can be a lot of factors at play here so I don’t expect anyone to have a magic answer for me, I just like to pick other folks’ brains.
