I have made a lot of changes in my portfolio / continue to make changes from all the discussions in this forum. Would be great to get some specific feedback on our portfolio and readiness for early retirement. Thanks in advance for the help.
Emergency Funds: Part of the overall portfolio
Debt: Primary Home $200K (~$3M value) – 2.5% Fixed, Rental Home $250K (~$1.5M value) – 3.625% Fixed
Tax Filing Status: Married Filing Jointly
Tax Rate: 37% Federal, 13.3% State (CA)
Age: 48, 49 – Kids (17, 12)
Desired Allocation: 60/40 to 65/35 (international 20% of stocks)
Total investable Portfolio: ~$6M (excluding rental home and ~$300K 529)
Taxable (~64%)

1.4% I-bonds

Questions:
1)We are looking to retire / take time off sometime in 2026 / 2027. We will likely be able to save additional ~$1 - $1.5M in that timeframe. Our expenses in the most recent year is ~$300K - basic ~$160K with travel, mortgage $50K which I expect to pay off in the next 18 months, $60K kids private school (which will drop off to $30K in 2026), $30K for kids sports which will likely continue until 2030. I am little concerned with retiring while the kids are still in college / high school and have not launched. How do people who retire early deal with this uncertainity?
2)Steady state after 2030, we will likely need ~$200K in todays $$ to maintain our current lifestyle and a lot of travel. Are we on track to retire if we need to say end of 2026?
3)Any suggestions on the portfolio?
4)Anything else I need to think about?
