My condo has recently gone vacant and I want to sell it because I don't want to be a landlord anymore and I don't plan to live there anymore.
1) When should I list it? Should I list it ASAP or wait until the spring/summer season when real estate activity tends to pick up. That would mean leaving it empty for some time.
2) Should I do any repairs/renovations? Here is what might be possible:
Replace carpet with vinyl - $10k
Repaint all walls - $5K
Add recessed lighting - $2K for living room, a lot more for bed rooms
Add a washer/dryer (requires hook ups and HOA approval and more time) - $25K
Change bathroom sink and countertop, lights, reglaze shower/bathtub - $7K
Change kitchen countertop, sink, repaint cabinets - $5K
